Spanish Property in Nerja Overview from Spanish Hot Properties July 2009

2009 has been really interesting year so far for the Spanish property market the Nerja property market has been no different. However Nerja and Eastern Costa del Sol has some major factors that separate it from the rest of Costa del Sol with the major factor that the area hasn’t been over built to the levels that have occurred on the Costa del Sol to the west of Malaga according to Spanish Hot Properties marketing and operations manager Susana Suspenda.

“The first thing you have to understand about the Nerja property market is the area itself. Eastern Costa del Sol is a great place to get away from the busy beaches further west, but it's also a great tourist destination all its own-- the resort town of Nerja is located here, with 16 kilometers of white-sand beaches and sparkling waters. Once a small fishing village, Nerja has maintained a lot of its original character, though the town is constantly growing. The center of town, in fact, remains remarkably unchanged. Full of whitewashed homes with geranium-lined windows, the narrow streets of Nerja still feel like the fishing village it once was. Despite the undeniable charm of the city center, the city's most remarkable feature is its famous Balcon de Europa Balcony of Europe, a wide avenue that runs along a towering cliff. . Nerja is on the seashore some 50 kilometers from Malaga on the N340 coastal highway, and marks the eastern tip of Malaga's Costa del Sol. Once a sleepy fishing village, the town now has a population of over 12,000. Flanked by a dramatic mountain range, Sierra Almijara, to the east, the town has, fortunately, managed to avoid being blighted by the concrete high-rise scenario which has been the inevitable result of the tourist boom in some of the coastal resorts. The old quarter of the town is still virtually unchanged with narrow, winding streets, whitewashed houses with wrought iron terraces overflowing with geraniums, on which a canary can sometimes be heard singing... However, the heart of Nerja is its spectacular Balcon de Europa, the "Balcony of Europe", a magnificent promenade along the edge of a towering cliff, once the site of the great Moorish castle, with sweeping panoramic views of the Mediterranean and the small coves and beaches below, against an awesome backdrop of hazy Blue Mountains. There are plenty of restaurants and cafes here to choose from, and the visitor can hire a horse-drawn carriage to explore the most romantic corner of the town. The town's monuments include the 17th century Church of El Salvador, in a style which is a charming mixture of baroque and Moorish, or mudajar, and the beautiful Gardens of Capistrano Playa, which descend to Burriana Beach. However, Nerja's most spectacular attraction is undoubtedly its fascinating caves, located just three kilometers from the centre of town. They include archaeological treasures such as paintings over 20,000 years old and other pre-historic remains. One of the enormous natural caverns has been transformed into a concert hall, where many performances are staged during the summer. This year Nerja is celebrating the 38th International Cave Festival, with the participation of many top international entertainers. This is why Nerja has such an interest for property buyers who fancy something a little quieter. The property in Nerja itself is close to most amenities and another attraction to would be purchasers. However those looking for a Spanish property bargain may not find it in Nerja and you will need a budget of at least €150,000 to find a good property” explained Susana
